Replacement cost and actual cash value

The Texas Department of Insurance explains replacement cost and actual cash value as different ways a policy can value a covered loss. The exact policy, deductible, limits and claim decision determine the payment.

Replacement cost coverage

This generally bases covered repair or replacement on current costs, subject to the policy. Payment may come in stages, and the remaining amount can depend on satisfying the insurer’s repair documentation and other requirements.

Actual cash value coverage

Will insurance replace a roof because it is old?
